These Terms of Use govern your access to and use of this website. The site is operated by Realty Force Real Estate Brokers L.L.C. (“Realty Force”, “we”, “us” or “our”), a real estate brokerage licensed in the Emirate of Dubai, United Arab Emirates, with its office at Office 1703, Clover Bay Tower, Business Bay, Dubai.

By browsing the site, submitting an enquiry or otherwise using any of its features, you accept these terms. If you do not accept them, please stop using the site.

These terms should be read together with our Privacy Policy, which explains how we handle personal data.

Who may use this site

You may use this site if you are at least 18 years old and legally able to enter into a binding agreement. If you use the site on behalf of a company or other organisation, you confirm you are authorised to accept these terms on its behalf.

Property listings and project information

The properties, projects and community guides published on this site are provided for general information and marketing purposes. Listing content — including prices, availability, sizes, layouts, images, unit mixes, handover dates and service charges — is compiled from sources including property portals, developers, landlords and sellers.

Property markets move quickly. A property shown on this site may be sold, leased, withdrawn or repriced before the page is updated, and information supplied to us by a third party may be incomplete or inaccurate.

Accordingly:

• nothing on this site is a guarantee of availability, price or specification;
• images, renders, floor plans and site plans are indicative only and may show finishes, furnishings, views or landscaping that are not included;
• measurements and areas are approximate and should be independently verified;
• projected yields, rental figures and payment plans are illustrations, not forecasts or promises; and
• you should verify all material information with us, and through your own advisers and the relevant authorities, before making any decision.

No offer, advice or valuation

Nothing on this website constitutes an offer, an invitation to treat capable of acceptance, or a contract for the sale or lease of any property. Any transaction is subject to a separate written agreement between the relevant parties, executed in accordance with UAE law and registered where required.

Content on this site is not, and must not be relied on as:

• investment advice or a recommendation to buy, sell or hold any property or asset;
• a formal valuation of any property;
• legal, tax, mortgage or financial advice; or
• a substitute for your own due diligence, survey or professional advice.

You should obtain independent professional advice before entering into any property transaction. Realty Force is a brokerage, not a licensed valuer, financial adviser or law firm.

Enquiries and communications

When you submit an enquiry through a form or pop-up on this site, you are asking us to contact you. You agree that the details you provide are accurate and that you are entitled to provide them.

We aim to respond to enquiries within our stated office hours — Monday to Friday 9:30 to 18:30 and Saturday 9:30 to 16:30, closed on Sunday — but we do not guarantee a response within any particular period, and submitting an enquiry does not create any obligation on us to act for you.

A brokerage relationship arises only when it is agreed in writing between us. Please do not send confidential or sensitive information, or documents such as passports or financial statements, through a web form.

Acceptable use

You may use this site for lawful, personal and non-commercial purposes. You must not:

• copy, scrape, harvest, mirror or systematically extract listings, images, text or data from the site, whether manually or using automated tools;
• republish or resell any part of the site, or use our content to build or populate a competing service or database;
• submit false, misleading, abusive or fraudulent enquiries, or impersonate another person;
• introduce viruses, malware or other harmful code, or attempt to gain unauthorised access to the site or any server or system connected to it;
• interfere with the operation of the site, including by placing unreasonable load on it; or
• use the site in any way that breaches applicable UAE law or the rights of any third party.

We may suspend or withdraw access to the site, without notice, where we reasonably believe these terms have been breached.

Intellectual property

The Realty Force name, logo, page designs, layout, written content, community guides and the compilation of material on this site are owned by or licensed to us and are protected by intellectual property laws. All rights not expressly granted are reserved.

You may view pages, and print or download extracts, for your own personal, non-commercial use. You must not remove any copyright or proprietary notice, and you must not reproduce our content elsewhere without our written permission.

Photographs, renders, brand names and trade marks belonging to developers, landlords or third-party portals remain the property of their respective owners and are used for identification and marketing purposes. If you believe content on this site infringes your rights, contact us at admin@realty-force.com and we will investigate promptly.

Third-party links and embedded content

This site links to and embeds material from third parties, including property portals, developer websites, mapping services and messaging platforms. We provide these for convenience and do not control, endorse or accept responsibility for their content, availability, accuracy or practices.

Your use of a third-party service is governed by that provider’s own terms and privacy policy.

Availability of the site

We aim to keep the site available and up to date, but we do not guarantee uninterrupted or error-free access. We may change, suspend or withdraw all or part of the site, or any listing on it, at any time and without notice.

We may also need to take the site offline for maintenance. We are not liable to you for any unavailability.

Disclaimers

To the fullest extent permitted by law, the site and its content are provided “as is” and “as available”, without warranties of any kind, whether express or implied, including any implied warranty of accuracy, completeness, merchantability, fitness for a particular purpose or non-infringement.

We do not warrant that the site will be free of viruses or other harmful components. You are responsible for maintaining your own security measures.

Limitation of liability

Nothing in these terms excludes or limits our liability for fraud, fraudulent misrepresentation, death or personal injury caused by our negligence, or any other liability that cannot be excluded under UAE law.

Subject to that, to the fullest extent permitted by law we are not liable for:

• any loss arising from your reliance on information published on this site, including listing details, prices, measurements, projected returns or availability;
• any indirect or consequential loss, or any loss of profit, revenue, opportunity, anticipated savings, goodwill or data; or
• any loss arising from your use of, or inability to use, the site, or from any third-party content or service accessed through it.

Our total liability arising out of or in connection with your use of this site, in contract, tort (including negligence) or otherwise, shall not exceed AED 1,000. This limitation does not affect the terms of any separate written brokerage agreement between us.

Indemnity

You agree to indemnify us against any claim, loss, liability or reasonable cost we incur arising from your breach of these terms, your misuse of the site, or your infringement of any third-party right through your use of the site.

Privacy and data protection

Our handling of personal data is described in our Privacy Policy, which forms part of these terms. By submitting an enquiry you confirm that you have read it and consent to the processing described in it.

Changes to these terms

Governing law and jurisdiction

These terms, their subject matter and their formation are governed by the federal laws of the United Arab Emirates and the laws of the Emirate of Dubai, without regard to conflict-of-law principles.

The courts of Dubai have exclusive jurisdiction over any dispute or claim arising out of or in connection with these terms or your use of this site.

If any provision of these terms is found to be invalid or unenforceable, that provision shall be severed and the remaining provisions shall continue in full force.
